A Building Surveyor carries out assessment, inspection & certification of buildings to ensure compliance with the National Construction Code and all applicable building standards under the Building Act 2011 and Building Regulations 2012. Where a Building Surveyor issues a certification (i.e. a BA3 Certificate of Design Compliance) a Building Surveyor is performing a statutory function. A Building Surveyor must not perform a statutory function in relation to building work they have assisted to design or develop a performance solution. This is ambiguous and therefore building surveyors are limited in their involvement in the process outside of the statutory certification function.
An Approvals Management Consultant is not limited by the Building Services (Registration) Act and therefore can be engaged for the complete approvals process including design and developing of performance solutions. Our approvals consultants liaise & engage with all other expert consultants such as structural & fire engineers, energy efficiency assessors and each project is certified by a third-party building surveying contractor to minimise risk and ensure quick fast turnaround of permits. The approvals management consultant is the one point of contact and will submit & liaise with all authorities including DFES and Councils.
